Multi-Family Painting in Los Angeles, CA
Multi-family painting is a portfolio service rather than a project. It covers unit turns measured against a leasing clock, corridor and lobby repaints in buildings nobody can lock, and full exterior repaint programs phased so several hundred residents never lose access to their own front door. Los Angeles Drywall & Framing works for apartment owners, property management companies, and homeowner association boards from Koreatown and Mid City to Long Beach and the Valley. What we bring is repeatability: one specification, one palette, one crew standard, applied the same way whether the address is a twelve unit building or a six building association.

Unit Turns and Repaint Programs
Los Angeles, CA
Painting Apartment, Condo and HOA Property at Scale
The economics of this work are entirely different from single project painting. A vacant apartment is not generating rent, so every day between move out and rent ready is a real loss on a spreadsheet somebody has to explain. That pushes turn painting toward speed, and speed without a standard produces a portfolio where no two units match and every touch up needs a fresh color match. The answer is standardization decided once at the portfolio level: a fixed wall color and sheen, a fixed trim and door system, a fixed ceiling product, and a documented specification that any crew can execute identically in a building the owner acquired last month.
California regulation reaches multi-family exteriors through the balcony inspection laws, and repaint programs are where the two intersect. Senate Bill 326 requires homeowner associations to have exterior elevated elements inspected on a nine year cycle under Civil Code Section 5551, with the first round due by January 1, 2025. Senate Bill 721 covers rental buildings of three or more units and, after Assembly Bill 2579 extended it, set its first deadline at January 1, 2026. Since both inspections may require opening waterproofing and framing for examination, boards and owners are far better served scheduling the repaint after the inspection and after any repair it generates, rather than coating an assembly that is about to be opened up again.
Pre 1978 buildings add a second layer. Los Angeles has an enormous stock of apartment buildings from the twenties through the sixties, and disturbing painted surfaces in those requires an EPA certified firm with a certified renovator on site, together with distribution of the Renovate Right pamphlet to occupants before work begins and retention of the compliance records afterward. Owners frequently discover this at the worst moment, when a turn is already late. We build the notification and documentation into the schedule as a task with a date on it, in the same way corridor phasing or scaffold permits are handled, so it never becomes the thing holding a unit off market.
Turns, Common Areas and Full Exterior Cycles
Unit Turns on a Clock
Turn work is a production process. Crews arrive with the standardized colors already on the truck, so there is no trip to a paint counter and no waiting on a tint. Walls, ceilings, and trim are handled in a fixed order, patching happens in the same visit rather than as a separate mobilization, and the unit is left broom clean and photographed for the file. Where a management company runs multiple properties, we can hold the palette in stock and take turn requests continuously instead of quoting each vacancy from scratch.
Corridors and Common Areas
Interior corridors, lobbies, stairwells, laundry rooms, mail alcoves, and amenity spaces cannot be closed, so they are phased in runs rather than floors. We work one side of a corridor at a time, keep both directions of egress clear, and never barricade a stair. Doors, frames, and handrails are the surfaces that actually show wear in a residential building, so those get durable enamel systems rather than the wall field product carried around the corner onto them. Where a corridor has to stay usable overnight, work is planned so nothing wet sits at hand height when residents pass.
Full Exterior Repaint Programs
A complete exterior cycle covers stucco field, trim, fascia and eaves, unit entry doors, corridor railings, stair stringers, carport structures, trash enclosures, and the perimeter walls that set a property's street presence. On multi building sites we run building by building so parking, laundry, and mail access are never all disrupted at once. Iron work is treated as its own scope with its own preparation standard, because railings and stair assemblies fail long before the stucco field does. Handrails, gates, and stringers are mechanically cleaned back to sound metal, spot primed where bare, then finished with a system rated for exterior metal.

Standardized Across the Portfolio
We issue a one page specification per property naming the manufacturer, product line, sheen, and color formula for each surface type. It is given to the on site manager and the maintenance staff so in house touch ups match. Owners with several buildings can run one shared palette across the portfolio, which turns a recurring color match problem into a simple inventory item and lets a maintenance tech fix a scuff correctly on the first attempt instead of guessing at a match.
Board and Manager Communication
Association work carries a governance layer that rental property does not. We attend board meetings, present color options with drawdowns rather than swatches, provide the written scope a board needs for its bid comparison, and issue phase progress updates the manager can forward to owners. California Contractor License #1141917, fully insured, with certificates issued directly to the association and its management company. Boards turn over, so everything we agree is written down and filed rather than left as an understanding with whoever chaired the committee that year.

How Multi-Family Painting Programs Are Structured
These are the mechanics that make a repaint of two hundred units feel routine to the residents living through it.
- Turn Standard
- A standard turn covers wall and ceiling coating, patching of nail holes and minor drywall damage, and trim touch up. Full repaints of doors, casing, and closet interiors are priced as an add.
- Palette Control
- One wall color and sheen, one ceiling product, and one trim enamel per property, recorded by formula. Deviating on a single unit creates a mismatch every future touch up inherits.
- Corridor Phasing
- Common areas are split into runs sized to be completed and reopened inside one working day. Egress paths, stair access, and fire equipment stay unobstructed, and wet surfaces are signed rather than barricaded.
- Exterior Phasing
- Exteriors are sequenced by building or by elevation with a published calendar. Residents receive advance notice of when to clear balconies and patios, when windows must stay closed, and when parking will be relocated.
- Balcony Coordination
- Where an SB 326 or SB 721 inspection is due or has produced findings, waterproofing and framing repairs are completed and signed off before finish coats.
- Occupant Notices
- For pre 1978 buildings, the Renovate Right pamphlet is distributed to occupants ahead of any work that disturbs paint, with acknowledgement records kept in the project file for the retention period the rule requires.
Running a Multi-Family Painting Program
Whether the assignment is a rolling turn contract or a single season exterior cycle, the program is set up the same way.
Property Assessment and Unit Count
We walk the site with the manager and record building count, unit mix, corridor linear footage, elevation areas, stair and railing counts, and the condition of existing coatings. Sample vacant units are opened up to establish what a typical turn actually involves at this property, since a nineteen fifties building and a two thousand teens podium building need different assumptions.
Specification and Color Approval
Products and colors are selected and documented as the property standard. For associations we prepare options for the board, including large drawdowns viewed on the building itself, and allow for the review period governing documents require. Rental owners typically approve directly. Either way the outcome is a written specification that will be reused for years rather than a per job selection.
Phasing Plan and Resident Notice
We publish a calendar covering which buildings, corridors, or stacks are affected on which dates and what residents must do in advance. Notices are posted at each building, and where the property predates 1978 the lead safe pamphlets are distributed and logged against unit numbers. Parking relocation, balcony clearing, and pet containment are all called out with dates so the site office is not fielding surprises.
Preparation and Repair
Surfaces are pressure washed or cleaned, failing coating is removed, stucco cracks are opened and filled, drywall damage inside units is patched and textured to match, and metal is prepared to its own standard. Repairs identified by a balcony inspection are closed out at this stage. Nothing receives a finish coat until the substrate for that phase has been walked and signed off.
Application, Phase Handover and Reporting
Each phase is coated, unmasked, cleaned, and formally handed back before the next one opens, so the property is never disrupted in more than one place at a time. The manager receives a progress report per phase with photographs. At program close we deliver the finish specification, labeled attic stock sized for routine maintenance between cycles, and warranty documentation for the association or ownership file.
