Drywall Contractor in North Hollywood, CA
North Hollywood carries more construction activity per block than almost anywhere else in the Valley. The NoHo Arts District around Lankershim and Magnolia holds more than twenty professional theaters and a dense cluster of post production and recording rooms, the Metro station at the north end draws mid rise housing to every parcel within walking distance, and the older residential streets toward Whitsett and Vineland are full of aging apartment stock. Los Angeles Drywall & Framing works all three of those markets, from podium multi family framing to theater and post house partitions to apartment repair and repaint.

NoHo Multi Family and Arts District
North Hollywood, CA
Transit, Theaters and an Aging Apartment Stock
The North Hollywood station is the eastern terminus of the Metro G Line busway and a stop on the B Line subway, and that intersection has pulled a decade of housing development toward it. Metro approved District NoHo, a joint development on roughly fifteen acres at the station that is planned for about 1,481 residential units with more than twenty percent below market rate, along with retail and around 500,000 square feet of office, built out in phases over roughly fifteen years. Projects of that scale run on repetition, and repetition is where a framing and drywall crew either earns its schedule or loses it. We staff those jobs to a unit cycle and hold it.
Podium construction here follows a familiar pattern. Concrete or steel at the ground floor with parking and retail, then four or five levels of wood frame above, with light gauge steel wherever a rated corridor, shaft or stair enclosure demands it. Our scope on those buildings usually covers the interior wood or metal stud partitions, the rated corridor and unit demising assemblies, shaft wall around elevators and mechanical risers, exterior gypsum sheathing behind the weather barrier, and the full drywall hang, tape and finish. On a unit by unit cycle the finish schedule is what determines whether the building hits certificate of occupancy, so we track it by floor rather than by trade.
The theater and production side of NoHo is a separate discipline. Small performance spaces, black boxes, rehearsal rooms, recording rooms and post production suites all sit in converted commercial and industrial shells along Lankershim Boulevard and the surrounding blocks. Those buildings were not designed for what is happening inside them now, which means new partitions that are simultaneously rated for fire, isolated for sound, and stiff enough to carry rigging or wall mounted equipment. We frame heavier gauge stud where loads demand it, install the backing before the board rather than after, and detail the ceiling so lighting positions and cable runs do not compromise the assemblies.
Then there is the older housing. A large share of North Hollywood apartment buildings date to the 1950s and 1960s, and many are the classic tuck under type with open parking beneath the living units. City of Los Angeles Ordinance 183893 requires seismic retrofit of wood frame soft story buildings permitted before January 1, 1978 that have four or more dwelling units over an open ground floor, a program covering roughly 13,500 buildings citywide. The structural work is a specialty trade, but the retrofit tears open ceilings, soffits and garage walls, and closing those back up correctly, including any rated separation between parking and dwellings, is our part of the job.
Building Conditions Across North Hollywood
Permits run through LADBS, but the practical constraints here come from density, transit adjacency, older construction and the retrofit program working through the neighborhood.
- Permit authority
- The Los Angeles Department of Building and Safety reviews and inspects all work in North Hollywood. Larger multi family projects go through full plan check, while apartment repair and tenant work often moves through a limited review.
- Soft story ordinance
- Ordinance 183893 covers wood frame buildings permitted before 1978 with four or more units above an open ground floor. Owners receive an order to comply with fixed deadlines, and the retrofit means demolition and rated reconstruction.
- Transit oriented density
- Parcels near the B Line and G Line station support taller mixed use projects. That means podium wood frame over concrete, light gauge steel in rated corridors, and a repetitive unit cycle.
- Unit separation ratings
- Corridor walls, unit demising assemblies and shaft enclosures each carry a fire resistance rating and a tested listing. Substituting a board type or missing a fastener pattern voids the assembly.
- Converted industrial shells
- Theaters, rehearsal rooms and post facilities occupy older commercial buildings with tilt up or masonry perimeters. New partitions need positive attachment to structure and backing installed ahead of board.
- Occupied building work
- Much of the apartment work happens with tenants in place. Dust containment, protected corridors and predictable daily hours matter as much to the property manager as finish quality does.
The Work We Run in North Hollywood
Podium Multi Family Framing
On mid rise apartment buildings near the station our scope typically starts with the interior framing package and runs through finished, paint ready drywall. We build the rated corridors and demising assemblies to the listed detail, install shaft wall at the elevator and riser locations, sheathe exteriors where the design uses gypsum sheathing behind the barrier, and then hang, tape and finish by floor. Production buildings live and die on cycle time, so we staff for a repeatable unit rate and stay ahead of inspection rather than catching up after a failed walk.
Soft Story Retrofit Restoration
When a structural contractor finishes installing moment frames or cantilever columns under a tuck under apartment building, the building is left open. We close it back up, which means new framing around the new steel, rated assemblies where the code requires separation between parking and dwelling units above, ceilings and soffits rebuilt to conceal the work, and finish and paint that returns the garage and affected units to service.
Theater and Post Production Partitions
Performance and post spaces in the Arts District need walls that do several jobs at once. We frame in the gauge the loads actually require, install continuous backing for rigging points, wall mounted monitors and acoustic treatment, and build assemblies that satisfy both the fire rating and the sound isolation the room needs. Black box spaces get particular attention at the ceiling and at every penetration, because that is where isolation is normally lost.
