Drywall contractor building a sound isolated room in Studio City, California
Studio City, CA

Drywall Contractor in Studio City, CA

Studio City sits between the Cahuenga Pass and the flats of Colfax Meadows, and the work we do here reflects who lives in it. Writers, editors, engineers and musicians build rooms in their houses that have to be quiet, and the neighborhood grew up around a working lot on Radford Avenue. Los Angeles Drywall & Framing builds acoustically isolated home studios, edit bays and screening rooms, remodels the hillside houses in Woodbridge Park and above Laurel Canyon Boulevard, and handles restaurant and shop buildouts along the Ventura Boulevard stretch through the district.

Local Expertise

Quiet Rooms, Steep Lots and a Busy Boulevard

The neighborhood took its name from the studio that opened on Radford Avenue in 1928 and still operates, now as Radford Studio Center, with eighteen stages ranging from roughly 7,000 to 25,000 square feet plus a couple hundred thousand square feet of production office. Its owners have a long phased renovation underway. That lot is the reason so many Studio City houses contain a room that is really a piece of production infrastructure. People who cut, mix and record for a living want to do part of that work at home, and a spare bedroom does not become a control room by adding foam to the walls. It becomes one by building a second structure inside the first.

Real isolation comes from mass, decoupling and airtightness, in that order, and each of those is a framing decision before it is a drywall decision. We build room within a room assemblies on separate plates where the ceiling height allows it, or use resilient channel and isolation clips where it does not, and we run two layers of board with staggered joints and a damping compound between them. Every penetration gets treated, because one unsealed recessed can or one back to back outlet box will undo a wall that measured well on paper. Doors and windows usually end up being the weak link, so we frame for the door assembly the client actually intends to buy rather than a standard opening.

For a working room the target matters more than the product list. Interior partitions between dwelling units in Los Angeles are required to reach a laboratory sound transmission class of 50 with a field noise isolation class of 45, which is a useful floor but not what a tracking room needs. A room meant for a live drum kit or a loud monitoring position is a different conversation, and the honest version of it includes the mechanical system, since a quiet wall feeding a noisy return grille is wasted money. We build what the acoustician or the client specifies, and we say plainly where the weak point in a given plan is going to be.

Away from the studios, Studio City residential work splits between the flat blocks and the hills. The flat streets north of the boulevard hold ranch houses and duplexes from the 1940s and 1950s, many with original sand finish plaster over wood lath that has to be tied into new drywall without a visible ridge. South of Ventura the lots climb, access narrows, and the additions go up rather than out. On the boulevard itself, the block by block standards of the Ventura/Cahuenga Boulevard Corridor Specific Plan govern the storefronts, and restaurant turnovers keep a steady flow of demolition, new partitions, rated shaft enclosures for kitchen exhaust, and moisture resistant board behind wet walls.

Building in Studio City

The Conditions That Shape Studio City Projects

LADBS handles permits for the whole neighborhood, but the details that decide how a Studio City job is built are acoustic performance, hillside access, and the boulevard corridor standards.

Permit authority
Every Studio City project permits through the Los Angeles Department of Building and Safety. Interior remodel work that does not alter structure, egress or rated assemblies can frequently be permitted without a full plan review.
Sound rated assemblies
The Los Angeles Building Code requires a laboratory STC of 50 for assemblies separating dwelling units, verified in the field at a noise isolation class of 45. Studio rooms are normally specified well above that floor.
Decoupled framing
Genuine isolation needs a break in the structural path. Double stud walls, staggered stud layouts, resilient channel and isolation clips each achieve it differently, and available headroom usually decides which is realistic.
Plaster over wood lath
Pre 1955 houses on the flat blocks carry sand finish plaster on wood lath. Tying new gypsum board into it takes furring to correct the thickness difference and a wide skim coat.
Hillside access
Streets climbing south toward Mulholland are narrow with limited turnarounds and street parking that fills early. Deliveries get broken into smaller loads, which changes labor hours more than materials.
Corridor design review
Ventura Boulevard frontage falls under the Ventura/Cahuenga Boulevard Corridor Specific Plan, which regulates use and design along the corridor. Tenants should resolve that review before locking a construction start.

What We Build in Studio City

Home Studios and Edit Bays

A control room, vocal booth or edit suite built into an existing house is a construction problem, not a decorating one. We frame the isolated shell, hang double layer board with damping compound between the layers, seal every plate line and penetration with acoustical sealant, and detail the backer boxes so outlets do not bridge the cavity. Ceilings take the most planning, because that is where mechanical and lighting want to run. We coordinate with the electrician and the HVAC contractor early so the isolation strategy survives the rough in.

Hillside House Remodels

The canyon lots above the boulevard hold houses built across five decades, on posts, on stepped foundations, and on cut pads. Remodeling them means working with framing that was assembled to whatever was normal at the time, then bringing the altered portion current. We open walls, verify what is actually carrying load, install the beams and hardware the engineer specifies, and reframe the ceiling planes so finished surfaces read true. Access dictates much of the schedule, so we plan material staging before demolition.

Restaurant and Retail Buildouts

Ventura Boulevard restaurants turn over often, and each turnover means a full interior strip and rebuild on a schedule set by the lease. We demolish the previous tenant improvement, frame new steel stud partitions and soffits, build the rated enclosure around kitchen exhaust duct where the design calls for it, and install moisture resistant board on wet walls and mold resistant board in the back of house. Finish standards differ front to back, so the dining room gets a smooth high grade finish and the kitchen a durable cleanable surface.

Common Questions

Studio City Drywall and Framing FAQ

Can you build a real sound isolated room in an existing house?
Usually, yes, though the answer depends on how much ceiling height and floor area you are willing to give up. Isolation costs inches. A double stud wall on separate plates eats several inches per side, and a decoupled ceiling drops the room. Where headroom is tight we shift to resilient channel or clips on the existing framing, which performs less well than full decoupling but keeps the room usable. We measure the space, tell you what each approach costs in dimension, and build the version you choose.
Is resilient channel or an isolation clip system better for a home studio?
They solve the same problem at different price points. Resilient channel breaks the direct path between board and framing and works well when installed correctly, which mostly means using the right screw length so no fastener reaches the stud behind it. Isolation clips with hat channel give a deeper break and perform better at low frequencies, at higher material cost and a slower install. For a mixing or editing room, channel is often enough. For tracking drums or amplified instruments, clips are the right call.
Do you work near Radford Studio Center and on production adjacent facilities?
We work throughout that part of Studio City. The neighborhood around the Radford lot has a heavy concentration of production offices, post houses and small independent facilities in converted commercial buildings, and their build requirements resemble studio work more than ordinary office work. That means rated partitions, sound rated demising walls between edit suites, ceilings that accommodate heavy cable trays, and finish quality that reads well under screening room lighting. We coordinate with the general contractor and stay off paths that would interrupt an active facility.
How do you join new drywall to the old plaster in a 1940s Studio City house?
The two surfaces are not the same thickness, so the first step is measuring the existing plaster and lath build up and furring the new framing to match. We then hang the board, tape the transition wide, and skim past it so no ridge shows in raking light. If the existing plaster is loose or drummy we cut back to sound material first, because taping to a failing substrate simply moves the crack a few inches. Then we match the existing texture on sample boards.
What does the Ventura Boulevard specific plan mean for my restaurant buildout?
The Ventura/Cahuenga Boulevard Corridor Specific Plan applies design and use standards along the boulevard on top of the base zoning, and it operates block by block rather than uniformly. Practically, it affects the exterior of your space, signage, and in some segments the permitted uses, more than the interior partitions we build. The scheduling risk is a tenant assuming construction can start while corridor review is still open, so we ask where the entitlement stands before committing to a framing date.
Do you use green board or something better behind a kitchen or bath wall?
Behind wet walls we use moisture resistant or mold resistant gypsum depending on exposure, and where tile will see direct water we install cement board or a comparable backer rather than a paper faced product. Older Studio City bathrooms frequently hide water damage behind the finish surface, so once we open a wall we inspect the framing and plumbing before closing it. Replacing a soft bottom plate while the wall is open costs a fraction of returning after tile is set.
