Drywall Contractor in Hollywood, CA

Los Angeles Drywall & Framing covers Hollywood from the production lots along Sunset and Gower through Thai Town and Little Armenia and up into the Hollywood Hills. The mix here is unlike anywhere else in the city: sound isolated stage and edit suite walls, fire rated corridors in new podium apartment buildings, and plaster repair inside commercial blocks that were finished before 1930. We hold CA License #1141917, work under LADBS permits, and build assemblies that hold up to an acoustician's test as readily as an inspector's.

Stage Walls, Historic Blocks, and New Mid-Rise

Production infrastructure shapes a large share of the interior work in Hollywood. Sunset Bronson Studios occupies the Old Warner Brothers lot at 5800 Sunset Boulevard, a 1919 facility listed on the National Register of Historic Places, and Sunset Las Palmas at 1040 North Las Palmas has been running since the same year. Across the Sunset Studios lots there are thirty six modern sound stages on more than forty one acres. Around them sits a larger ecosystem of post houses, mix rooms, and color suites tucked into ordinary looking commercial buildings. Those rooms live or die on isolation, and isolation is a framing and drywall problem before it is anything else.

Building a quiet room means treating mass, decoupling, and airtightness as one system. We frame double stud and staggered stud walls with a genuine air gap so the two leaves never touch, hang multiple layers of dense gypsum board with damping compound between them, and offset every seam. Ceilings go on isolation hangers or resilient channel rather than screwed tight to the deck. What most often fails is not the wall but the perimeter: an unsealed edge, a back to back outlet box, or a duct penetration that was never packed. We seal every joint and stagger boxes, because one uncaulked line undoes the assembly.

The commercial spine along Hollywood Boulevard, Vine Street, and Cahuenga is largely 1920s masonry and concrete with plaster interiors, and much of it is being reused rather than replaced. The city's original 1999 adaptive reuse ordinance covered Hollywood among a handful of incentive areas, and the citywide version adopted in December 2025 took effect on February 1, 2026, replacing that specific plan and lowering the eligible building age to fifteen years. Conversions like these are drywall heavy work: rated demising walls, chase framing for plumbing that was never there, furred out exterior walls to carry insulation, and ceilings hung below existing structure.

The third stream is new construction. Hollywood has absorbed a great deal of new multi-family in the last fifteen years, most of it Type III wood framing over a concrete podium with structured parking below. That work is production drywall in the honest sense: repetitive unit layouts, rated corridors and stair enclosures, shaft walls at the elevator, exterior gypsum sheathing behind the cladding, and a schedule that runs floor by floor. Everything is permitted and inspected through LADBS, and the pace is set by how fast the framer tops out each level.

Building in Hollywood

What Building in Hollywood Actually Demands

Three eras of construction sit on the same block here, and each one asks for a different set of assemblies and a different way of working.

LADBS Jurisdiction
Hollywood is part of the City of Los Angeles, so permits, plan check, and inspections run through the Los Angeles Department of Building and Safety. Plan check counters and inspection districts serve the whole city, and scheduling reflects that volume.
Acoustic Performance
Stage, edit, and mix spaces are specified by STC and NIC targets, not by wall thickness. Meeting them takes decoupled framing, mass, damping, and sealed perimeters, and it takes verifying each layer before the next one covers it.
Fire Rated Assemblies
Production facilities and mid-rise residential both run on listed rated assemblies. We build to the specific UL or GA design number called out, including fastener spacing and joint treatment, because substitutions void the listing.
Historic Interiors
1920s theaters and commercial buildings have ornamental plaster, cornices, and coved ceilings. Repairs get cut back to sound material and rebuilt to the existing profile rather than flattened over with modern board.
Adaptive Reuse
Office to residential conversions need new demising and corridor walls, plumbing chases, and furred exterior walls inside a shell that was never laid out for them. Existing floor slabs are rarely level, so layout starts with a survey.
Working Around Production
Post houses and stages cannot go quiet for a remodel. Demolition and sanding get scheduled into the windows the facility gives us, including nights, with containment protecting adjacent suites and equipment.
Project Types

Hollywood Work We Take On

Post Production and Stage Support Space

Editorial suites, ADR booths, mix stages, and screening rooms all want the same thing: no sound in, no sound out. We build the shell for those rooms from the slab up, framing independent leaves so structure borne noise cannot bridge, filling cavities with mineral wool, layering board with constrained layer damping between the sheets, and floating ceilings off the structure. Door and window openings get built as full assemblies, since a gasketed door in a sloppy rough opening leaks. We coordinate with the acoustician and the mechanical contractor so penetrations are located before we close a wall.

Podium Multi-Family Framing and Drywall

On new apartment and hotel construction in Hollywood we handle interior metal stud partitions, rated corridor and stair enclosures, elevator shaft walls, and the full drywall package through finish. On the exterior we install gypsum sheathing behind lath and cladding systems. Podium buildings put a wood framed structure on a concrete base, which means the interior partitions have to accommodate real shrinkage and deflection as the wood dries. We use slotted deflection track so partitions do not pick up load, then sequence floor by floor with the framer and the MEP trades.

Historic and Adaptive Reuse Interiors

Older Hollywood buildings hide their surprises behind the finish. Wire lath over furring, gypsum plaster on hollow clay tile, dead cavities, and floors that slope an inch across a room are all normal. We survey before we frame, set a control line and a datum, and build to those rather than to whatever the existing wall is doing. Where a floor plate is being converted to residential, we frame new demising and corridor assemblies to the rated design and build the plumbing chases the original building never needed.

Common Questions

Hollywood Drywall Questions

Can you build to a specified STC rating for a studio or edit room?
Yes. We build the assembly the acoustical consultant specifies, and we build it as a system rather than picking parts that look equivalent. That means the framing type, the exact board layers and thicknesses, damping compound where it is called out, cavity insulation, isolation clips or channel, and full perimeter sealing. Field performance almost never matches lab numbers, and the reason is usually flanking through floors, ductwork, or a door. We flag those paths early. Where a consultant wants to test, we hold off closing walls until the layers have been inspected.
How does the LADBS permit process affect a Hollywood interior project?
LADBS serves the entire City of Los Angeles, so timelines depend on the scope and how the submittal is prepared. Straightforward nonstructural tenant improvements can often move quickly, while anything touching structure, occupancy, or rated assemblies goes through full plan check. On our side, the useful thing is having assembly documentation ready. When an inspector asks which listed design a rated corridor follows, having that sheet on site avoids a correction and a return trip.
Do you work inside historic Hollywood buildings with original plaster?
Regularly. Much of the commercial stock along Hollywood Boulevard and Cahuenga dates to the 1920s and was finished in gypsum plaster over wire or wood lath, sometimes over hollow clay tile. We cut back to material that is still keyed, secure loose lath, and build the repair up to the existing thickness so the patch sits in plane. On decorative work such as cornices and coved ceilings we replicate the run rather than boxing over it. Where a building carries a historic designation we stay inside what the approved scope allows.
What is different about drywall in a podium apartment building?
Wood framed floors over a concrete podium shrink as the lumber dries, and the cumulative movement over several stories is enough to crack a partition that was fastened tight top and bottom. We use slotted deflection track at the head, leave the board short of the deck with a proper joint treatment, and keep partitions from picking up vertical load. Corridors, stair enclosures, and shafts are rated assemblies, so joint treatment and fastener spacing follow the listing exactly. The work is repetitive by floor, which lets us hold a predictable pace once the first level is set.
Can you do a stage or office buildout without shutting down the neighbors?
Usually, yes. Production facilities rarely have the option of going dark, and a post house next door cannot record through a demolition day. We plan noisy phases around the schedule the facility gives us, including overnight and weekend windows when that is what the work requires. Containment and negative air keep dust out of adjacent suites, and we protect finished floors and cable paths on the route in. A weekly check with the facility manager keeps our sequence aligned with whatever is shooting or mixing.
Are you licensed and insured for commercial work in Hollywood?
Yes. We carry California Contractor License #1141917 along with general liability and workers compensation coverage, and we can provide certificates naming the property owner, general contractor, or studio as additional insured. Studio lots have their own vendor onboarding and badging requirements, and we complete that paperwork before mobilizing.
