Drywall Contractor in Pacific Palisades, CA
Los Angeles Drywall & Framing works throughout Pacific Palisades, from the Alphabet Streets and Huntington Palisades down into Rustic Canyon and up through Marquez Knolls and the Highlands. Most of what we do here now is rebuild work: exterior sheathing, ignition resistant wall assemblies, interior framing, and finish drywall on houses going back up under current code. We also handle smoke damage repair, additions, and remodels on the homes that survived. Every project in this ZIP code runs through LADBS plan check, and we build exactly what the approved set shows.

Chapter 7A Rebuild Work
Pacific Palisades, CA
Rebuilding Pacific Palisades Under the 2026 Fire Code
The Palisades Fire started on January 7, 2025 and destroyed close to seven thousand structures across the community and the coastline below it. What separates this burn area from anything else in Los Angeles is how contiguous it is. Entire blocks came down at once, so neighbors are framing, sheathing and taping at the same time on the same street, sharing the same road closures, the same inspectors and the same delivery windows. By spring of 2026 the Department of Building and Safety had approved roughly three thousand building and electrical permits inside Pacific Palisades, and the first certificates of occupancy had been issued. Sequencing a crew into that environment is part of the job.
Permits here are issued by the Los Angeles Department of Building and Safety, because the Palisades is a neighborhood of the City of Los Angeles rather than a city with a hall of its own. The City opened a One Stop Rebuilding Center at 1828 Sawtelle Boulevard in West Los Angeles so that planning, building, fire and utility review sit in one room instead of at four separate counters. Emergency executive orders added a self certification pilot that lets a licensed architect or engineer certify a single family rebuild set against the California Residential Code, and a later directive began an artificial intelligence pilot to help staff check plans against building and zoning code.
Anything permitted on or after January 1, 2026 is reviewed under the 2025 California Wildland-Urban Interface Code, Title 24 Part 7. That code gathered the wildfire provisions that used to live in Building Code Chapter 7A, Residential Code Section R337 and Fire Code Chapter 49 into a single document. For the wall trades it means the exterior envelope has to follow one of a short list of accepted paths: non combustible cladding, a one hour rated assembly on the exterior face, heavy timber, an assembly that passes the ten minute direct flame test, or one layer of five eighths inch Type X gypsum sheathing behind the covering. We install that sheathing layer so the inspector can verify it.
Terrain drives cost here more than finish selection does. Lots on the bluffs above Pacific Coast Highway and parcels stepping down Temescal and Rustic canyons rarely offer a flat pad, a wide street or anywhere to stage material. Hillside construction brings retaining structure, stepped foundations, tall exterior walls and long spans that need engineered headers and hold downs detailed precisely as drawn. Access is narrow enough that board has to be scheduled rather than dumped, and a boom truck needs a plan before it arrives. We walk the site before quoting so the framing sequence, the sheathing order and the drywall delivery match what the driveway and the street will actually allow.
What Governs Construction in the Palisades
Every rebuild in the 90272 ZIP code answers to the same short list of authorities and overlays.
- LADBS Plan Check
- Plans are reviewed by the Los Angeles Department of Building and Safety, with fire, planning and utility sign offs consolidated at the One Stop Rebuilding Center on Sawtelle. Like for like rebuilds move faster than sets that change footprint or height.
- WUI Code Part 7
- Applications submitted on or after January 1, 2026 fall under the 2025 California Wildland-Urban Interface Code. It replaces the scattered wildfire sections of the Building, Residential and Fire codes with one consolidated set of requirements.
- Chapter 7A Walls
- Exterior walls must be non combustible, one hour rated on the exterior side, heavy timber, tested to the ten minute direct flame standard, or backed by a layer of five eighths inch Type X gypsum sheathing behind the finish cladding.
- Ember Resistant Details
- Class A roofing, ember resistant vents, enclosed eaves and protected under floor areas are reviewed as part of the envelope. Framing has to leave clean, continuous surfaces for those details.
- Hillside And Bluff Lots
- Canyon and bluff parcels bring grading review, stepped foundations and tall wall conditions. Shear panel nailing patterns and hold down placement are inspected before any sheathing or gypsum goes on the inside face.
- Marine Exposure
- Salt bearing fog reaches most of the community from the ocean side. We specify galvanized fasteners and hot dipped connectors on exterior assemblies and keep sheathing dried in rather than left open through a marine layer week.
The Work We Run in Pacific Palisades
Full Home Rebuilds
On a total loss lot we pick up after foundation and run the shell: exterior wall framing, interior partitions, floor and roof framing coordination, then exterior gypsum sheathing under the cladding assembly. Once the building is dried in and rough inspections clear, we hang, tape and finish the interior. Rebuild sets in the Palisades are almost always custom, so headers, tall walls and vaulted ceiling framing come off the structural drawings rather than a standard detail. We coordinate with the general contractor so rough in is signed before board goes up.
Ignition Resistant Exteriors
The envelope is where the fire code lands hardest. We install exterior gypsum sheathing and glass mat sheathing products as the ignition resistant layer behind stucco, fiber cement or masonry veneer, and we lath and scratch stucco assemblies over that substrate. Joint treatment, fastener spacing and coverage at rim joists and wall to soffit transitions all get inspected, so we build to the tested assembly rather than to habit. Where a one hour rated wall is specified on the exterior face, we follow the listed design and leave it open for verification.
Smoke Damage and Partial Loss
Not every house in the Palisades burned. Plenty of standing homes took heat, smoke and water and need selective demolition, wall cavity remediation and reconstruction rather than a full rebuild. We remove affected drywall to sound framing, replace insulation, repair or sister damaged studs and plates where an engineer calls for it, then reboard and blend the new finish into the existing texture. Ceilings that were sprayed or knocked down originally are matched by hand. It usually runs alongside an insurance scope, so we document what we opened and found.
