Drywall Contractor in West Hollywood, CA
Los Angeles Drywall & Framing works across all 1.9 square miles of West Hollywood, from the Sunset Strip down through the West Hollywood Design District and east into the dense apartment blocks around Fairfax and Norma Triangle. Most of what we do here happens inside occupied buildings: unit turns in rent stabilized courtyard apartments, corridor and demising wall repair, restaurant and showroom buildouts along Melrose and Robertson. We are licensed under CA #1141917 and we plan the work around tenants, neighbors, and a city building department that sits four blocks away rather than downtown.

Rent Stabilized Interiors
West Hollywood, CA
Drywall and Framing Built Around an Occupied City
West Hollywood incorporated in November 1984, and the campaign that created the city was driven largely by rent control. The council enacted the Rent Stabilization Ordinance on June 27, 1985, and it still covers most multi-family buildings that were built and first occupied as rentals before July 1, 1979. Roughly eighty percent of the people who live here rent. That changes how interior construction gets run. A vacant unit is a short window between tenancies, not an open jobsite, and work in an occupied building has to respect habitability while it happens. We scope drywall and framing here with that reality first.
The residential stock is unusually consistent and unusually old. Two story and three story courtyard apartment buildings from the 1920s through the 1940s fill the blocks between Santa Monica Boulevard and Fountain Avenue, and they were built with wood lath and three coat gypsum plaster over full dimension studs. Opening a wall in one of those buildings means dealing with plaster that keys through the lath, framing that is not on a modern layout, and cavity depths that do not match a 2x4 today. Our crews shim to plane, furr where the original studs have bowed, and blend new gypsum board into surviving plaster so the transition does not telegraph under raking light from a courtyard window.
Commercially, West Hollywood runs on design and hospitality. The Design District carries more than 250 showrooms, galleries, and boutiques, and the Pacific Design Center alone holds over 1.2 million square feet with more than seventy luxury showrooms inside it. Showroom work is unforgiving because the whole point of the space is that a customer stares at a wall. We build straight steel stud partitions with dead flat Level 5 finish, reveal conditions at the base and ceiling, and blocking for heavy wall mounted product. Along the Strip, restaurant and bar buildouts add sound separation, grease duct enclosures, and rated corridors to the same finish expectation.
Because West Hollywood is its own city, permits and inspections do not go through LADBS. Plan check, permit issuance, and inspection all run out of the city's Building and Safety Division, and the review staff know the local housing stock in a way a countywide department never could. Practically, that means a demolition scope in a stabilized building gets read carefully, and it means an inspector will notice if a corridor assembly was rebuilt without the rating it started with. We photograph existing conditions before covering anything and keep assembly listings on site so a fire rated wall can be signed off without a second trip.
What Makes Building in West Hollywood Different
A small independent city with its own code officials, the densest rental stock in the region, and prewar buildings that were never framed to a modern layout.
- Independent Department
- Permits, plan check, and inspections are handled by the City of West Hollywood Building and Safety Division rather than LADBS. Local review staff are familiar with the specific apartment types here, so scopes get read closely.
- Rent Stabilization
- The RSO covers most rentals first occupied before July 1, 1979, and the annual adjustment is capped at three percent, with 2.25 percent set for the September 2025 through August 2026 period. Owners plan capital work carefully.
- Occupied Building Work
- Neighbors are usually home. We negative pressure the work area, seal openings at corridors and stair landings, cut with dust collection, and stage material deliveries so a single interior stairwell is not blocked all day.
- Lath and Plaster
- Prewar courtyard buildings use wood lath with three coat gypsum plaster. Patching means cutting back to sound keys, matching a thicker wall build up, and finishing so the plaster to gypsum board seam disappears.
- Party Wall Acoustics
- Units share walls and floor ceiling assemblies that predate any sound rating. Resilient channel, staggered stud rebuilds, and dense fill insulation are the realistic upgrades when a wall is already open for other reasons.
- Showroom Finish Level
- Design District and Melrose Avenue retail is lit to show product. Those walls get Level 5 skim, tight corner bead alignment, and blocking laid out from the fixture plan rather than from a standard sixteen inch layout.
Work We Run Regularly in West Hollywood
Apartment Turns and Common Areas
Unit turnover in a stabilized building is a fixed window, and the scope is almost always the same list: skim and repair walls that have taken thirty years of tenancy, replace water damaged board around old cast iron risers, rebuild closet and bath partitions, and bring the finish back to a rentable standard. Common area work runs alongside it. Corridors, lobbies, and stair enclosures usually need patching where conduit or plumbing has been rerouted. We work off a punch list, price it line by line, and finish on the date the owner needs for the next tenancy.
Showroom and Restaurant Buildouts
Between the Design District and the Sunset Strip, tenant improvement work in West Hollywood carries a higher finish bar than most retail. We frame steel stud partitions and soffits to the architect's dimensions rather than to the nearest inch, install metal framed ceilings with tight access panel coordination, and hang and finish to Level 5 where the wall reads as a display surface. Restaurant scopes add rated shafts around grease duct, sound separation from residential neighbors above, mold resistant board in dish and prep areas, and chase framing that keeps mechanical runs out of the finished ceiling plane.
Corridor and Demising Wall Restoration
Older multi-family buildings collect openings. Cable runs, new plumbing, panel upgrades, and past repairs leave corridor and demising walls patched with whatever was on the truck that day. When an owner is refinancing or correcting a notice, we rebuild those assemblies properly: confirming the original construction, restoring continuity from floor to structure above where the assembly requires it, firestopping penetrations correctly, and finishing so the corridor reads as one continuous surface instead of a map of past work.
