Drywall Contractor in Malibu, CA
Los Angeles Drywall & Framing covers the full twenty one miles of Malibu, from Las Flores and Big Rock at the eastern end through Malibu Road and Serra Retreat to Point Dume, Zuma and Trancas. We frame and finish beachfront rebuilds, canyon houses off Latigo and Corral, and hillside homes in Malibu Park. Malibu runs its own building department and sits inside the Coastal Zone, so approvals here follow a path that no neighboring community shares. Salt air, constant wind exposure and a long fire history all shape the assemblies we install.

Framing and Drywall on the Malibu Coast
Malibu incorporated as its own city in 1991, and that decision still governs how construction works here. Plan check and inspection come from the City of Malibu Building Safety Division rather than from Los Angeles County or LADBS, while fire protection and fire code review are provided by the Los Angeles County Fire Department. Planning approval is separate again, run through the city's certified Local Coastal Program. A homeowner in Malibu Park and a homeowner three miles east in Pacific Palisades face entirely different counters, timelines and submittal requirements even when the finished house would look the same. That distinction shows up in fee schedules, submittal formats and inspection scheduling alike.
The January 2025 fire reached Malibu along the eastern shoreline and burned inland, taking roughly seven hundred structures inside the city limits, including hundreds of homes directly on the sand. Recovery has moved more slowly here than in the larger burn areas east of the county line. By the middle of 2026 the city had issued around nine hundred permits across debris removal, repair and reconstruction categories, but only a small fraction of those were rebuild permits for entirely new houses. The city has publicly worked to simplify its fire rebuild permit process in response, and it still maintains a separate rebuild program for properties lost in the 2018 Woolsey Fire.
Coastal jurisdiction is the piece that surprises people. Most projects in Malibu would ordinarily need a coastal development permit in addition to a building permit. For fire rebuilds, Executive Order N-4-25 suspended Coastal Act permitting requirements where a destroyed structure is reconstructed in substantially the same location and stays within roughly one hundred and ten percent of its previous footprint and height, and the city created a dedicated rebuild development permit track to process those applications. Step outside that envelope, by enlarging the house or shifting it on the lot, and the full coastal review returns. That single decision changes a schedule by many months, so it belongs at the front of design.
Then there is the ocean itself. Malibu buildings live in a chloride rich environment that attacks steel continuously, and the exposure is severe enough on beachfront and bluff lots that ordinary galvanized coatings do not last. We specify heavier galvanized coatings on light gauge framing and stainless or hot dipped hardware on exterior connections, keep sheathing dried in rather than exposed through a marine layer week, and use moisture and mold resistant gypsum in bathrooms, laundries and any wall facing prevailing spray. Wind loads on Point Dume and along the exposed shoreline drive tighter fastener schedules than an inland project of the same size would ever require. Sheathing fastener spacing and strap placement tighten accordingly.
What Makes Malibu Different
Three regulatory systems and one very aggressive climate meet on every Malibu lot. These are the conditions that shape a scope of work here.
- City Building Safety
- Malibu is an independent city with its own Building Safety Division handling plan check, permit issuance and inspection. Neither LADBS nor county building and safety has authority inside the city limits, so submittal standards and review queues are entirely local.
- Local Coastal Program
- Planning approval runs through Malibu's certified Local Coastal Program. Most development needs a coastal development permit, and projects near the shoreline, public access ways or environmentally sensitive habitat draw additional review before a building permit can be issued.
- Rebuild Permit Track
- For fire destroyed homes rebuilt in substantially the same place, within about one hundred and ten percent of the original footprint and height, state executive orders suspended Coastal Act permitting and the city created a dedicated rebuild development permit process.
- County Fire Authority
- The Los Angeles County Fire Department is the fire authority for Malibu. Access, water supply, defensible space and wildfire construction requirements are reviewed by that department in parallel with the city's building review.
- Chloride Exposure
- Airborne salt attacks fasteners, track, connectors and any exposed steel year round. We use heavier galvanized coatings, stainless or hot dipped hardware and corrosion tolerant detailing on everything within reach of spray or onshore wind.
- Flood And Wave Zones
- Oceanfront parcels carry FEMA flood mapping, and structures on caissons above the sand bring elevated framing, exposed underfloor conditions and specific requirements for what may be enclosed below the flood elevation.
The Work We Run in Malibu
Beachfront and Bluff Homes
Building on the sand or on a bluff edge changes the framing before the first wall goes up. Caisson supported floor systems, elevated decks and exposed underfloor framing all have to be detailed for both wind uplift and constant salt exposure. We frame those assemblies with corrosion resistant hardware, install exterior sheathing that will not degrade if a storm delays cladding, and use moisture resistant board on the interior faces of walls that take spray. Tall glass openings facing the water need engineered headers, which we build to the structural drawings without substitution.
Fire Rebuild Construction
Malibu has burned repeatedly, and rebuild work here has to satisfy wildfire construction requirements alongside coastal ones. We install the ignition resistant sheathing layer behind stucco, fiber cement and metal cladding, frame eaves and soffits so ember resistant vent products land on continuous surfaces, and follow listed one hour assemblies exactly where the drawings call for them. Applications filed on or after January 1, 2026 are reviewed under the California Wildland-Urban Interface Code, Title 24 Part 7, which consolidated the wildfire provisions previously spread across three separate codes into a single reference.
Canyon and Hillside Houses
The canyons behind Pacific Coast Highway hold a very different building problem than the shoreline does. Latigo, Corral, Ramirez and Trancas carry steep single lane access, long driveways and lots that step down hard from the road. Framing on those parcels means retaining structure, stepped foundations, cripple walls of varying height and long clear spans over lower level garages. We plan material delivery around what a truck can physically reach, stage board in smaller loads where the driveway will not take a full load, then sequence framing so the structure is closed before winter weather arrives.
