Commercial drywall and metal stud framing contractor in Culver City, California
Culver City, CA

Drywall Contractor in Culver City, CA

Los Angeles Drywall & Framing builds commercial interiors across Culver City, from the Hayden Tract and the Arts District through downtown Culver City and out along Washington and Venice boulevards. Most of our work here is tenant improvement: metal stud partitions, sound rated walls for edit and mix rooms, fire rated corridors, suspended ceilings and tall wall framing in converted industrial shells. We also frame and finish residential units in the mixed use buildings going up near the Metro E Line. Culver City reviews and inspects its own permits, which keeps the process local.

Studio, Creative Office and Mixed Use Buildouts

Culver City is small in area and unusually dense in employers. Sony Pictures Entertainment has long been the largest employer in the city, occupying the historic lot on Washington Boulevard. Amazon MGM Studios holds roughly six hundred thousand square feet between the Culver Studios complex and the neighboring Culver Steps, with thousands of staff based there. Apple has been building a campus at 8888 Venice Boulevard on the city edge, planned as two buildings totaling around five hundred and thirty six thousand square feet of office and production space over structured parking. Warner Bros. Discovery took the two hundred and forty thousand square foot office component at Ivy Station beside the Metro stop. That concentration produces steady interior work.

Permits come from the City of Culver City Building Safety Division, part of the Planning and Development Department, and the city runs its own plan check and inspection rather than contracting the function out to the county. Tenant improvements, changes of occupancy, mechanical and electrical work, demolition and new construction all require a permit through that division. Because the city is compact, the review staff sees the same building types repeatedly, and submittals that clearly show occupancy classification, rated assembly listings and accessibility compliance tend to move through with fewer correction cycles than sets that leave those items to be resolved in the field. That is a real advantage on a tenant improvement schedule.

The Hayden Tract is the reason a lot of contractors know Culver City. It began as a light industrial district of concrete tilt up and steel frame warehouses, and was progressively converted into creative office, much of it through adaptive reuse rather than demolition. Those shells give you high open bays, exposed structure and a floor plate with almost no interior walls, which is exactly the condition metal stud framing exists for. Building an office inside one means tall wall assemblies braced back to structure, deflection track at the head so the roof can move without cracking the partition, and ceiling framing hung from a deck that was never intended to carry it.

Post production is the other constant. Culver City holds a dense cluster of edit suites, color bays, audio mix rooms and screening spaces, and the city has moved to encourage more on location production activity within its limits. Acoustic performance in those rooms is not a finish item. It comes from the partition design: double stud or staggered stud framing, isolation clips or resilient channel, multiple layers of gypsum with damping compound between them, full height construction to the deck, and disciplined sealing at every penetration. A single unsealed conduit will undo the rating of an otherwise well built wall, so the sequencing between our crew and the electrical trade matters.

Building in Culver City

Building Conditions in Culver City

A self permitting city, an industrial building stock turned creative, and a downtown core densifying around transit.

City Plan Check
The Culver City Building Safety Division issues permits and performs inspections directly. Construction, alteration, repair, change of occupancy, tenant improvement, mechanical, electrical and plumbing work all require permits filed with the city rather than with a county office.
Adaptive Reuse Shells
Hayden Tract and Arts District conversions place new interiors inside older industrial buildings. Existing structure rarely lines up with the new partition layout, so bracing details are engineered case by case.
Tall Wall Framing
Open bay warehouse conversions produce partitions well above standard ceiling height. Heavier gauge studs, intermediate bracing, and correctly sized deflection track at the head are required so the wall performs as a structure and not just a divider.
Acoustic Isolation
Edit bays, mix stages and screening rooms need assemblies that stop sound rather than absorb it. That means decoupled framing, multiple gypsum layers, damping compound, full height construction and sealed penetrations at every box and duct.
Rated Assemblies
Corridors, exit enclosures, shafts and demising walls in multi tenant buildings carry fire resistance ratings. We install the listed assembly as designed, with the correct fastener spacing, joint treatment and firestopping at every penetration.
Transit Oriented Core
The blocks around the Culver City Metro E Line station and Ivy Station have filled in with mixed use podium buildings. Those projects combine wood or steel framed residential floors over concrete podium retail and require multi family drywall at volume.

The Work We Run in Culver City

Creative Office Buildouts

A creative office buildout in a converted warehouse starts with layout in a space that has no reference lines. We snap and verify against the actual structure rather than the drawing grid, then frame partitions in metal stud with bracing back to deck or joist as the engineer details. Glass front offices and demountable systems need rough openings framed to tighter tolerance than a painted wall would require. We install soffits and bulkheads for exposed mechanical runs, then hang, tape and finish to whatever level the design team specifies for exposed sightlines.

Post Production and Sound Rooms

Edit suites, audio mix rooms, color bays and screening rooms are built as isolated boxes. Depending on the acoustic consultant's specification, that can mean a double stud wall with a full air gap, staggered studs on a common plate, or a single stud wall decoupled with isolation clips and hat channel. Gypsum goes on in multiple layers with damping compound between them, joints offset between layers, and the assembly runs full height to the underside of the structure. Every penetration is backed and sealed, because a single gap costs more than the wall saves.

Mixed Use and Multi Family

The corridor between downtown Culver City and the Metro station has filled in with podium buildings that stack residential floors over ground level retail and parking. That work is repetitive and schedule driven: unit demising walls carrying the required fire and sound ratings, rated corridors and shafts, shaft wall assemblies at elevators and stairs, and thousands of sheets hung in sequence floor by floor. We staff those projects to hold a per floor cycle and coordinate directly with the superintendent so board delivery, rough inspections and finishing do not collide on the same level.

Common Questions

Culver City Commercial Drywall FAQ

Does Culver City issue its own building permits?
Yes. The Culver City Building Safety Division, within the Planning and Development Department, handles plan review, permit issuance and inspection inside the city limits. You are not filing with Los Angeles County or with LADBS, even though the city is surrounded by the City of Los Angeles on most sides. Permits are required for construction, enlargement, alteration, repair, relocation, demolition and change of occupancy, along with separate mechanical, electrical and plumbing permits. We work from the approved set and schedule inspections with the city inspector assigned to the job.
What is involved in framing an office inside a Hayden Tract warehouse?
More engineering than a standard tenant improvement. These are industrial shells with high open bays, exposed structure and long spans, so a new partition often runs well above normal ceiling height and has to be braced laterally back to the building frame. Head conditions need deflection track sized for the movement the roof structure will actually see, because a rigid connection cracks the wall the first time the deck deflects. Ceiling and soffit framing hangs from structure never designed for it, so attachment details come from the engineer rather than from habit.
Can you build sound isolated edit and mix rooms?
Yes, and it is a large share of what we do in Culver City. The performance comes from the whole assembly, not from a product. Working to the acoustic consultant's specification we build decoupled partitions using double stud, staggered stud or clip and channel systems, apply multiple layers of gypsum with damping compound, and carry the wall full height to the deck. Penetrations are backed and acoustically sealed, and we coordinate sequence with the other trades so nothing gets cut in afterward.
Do you work nights and weekends in occupied buildings?
Yes. Much of the creative office and studio space in Culver City stays occupied during construction, and property managers frequently restrict noisy work to off hours. We schedule demolition, track shooting and sanding outside business hours, build sealed containment with negative air where dust would migrate into occupied suites, protect shared corridors and elevators along our route, and leave the space presentable at the end of each shift. Building access, freight elevator reservations and material staging are arranged with management in advance.
Do you handle fire rated corridors and shaft walls?
Yes. Multi tenant buildings in Culver City carry rated corridors, exit enclosures, elevator and mechanical shafts, and demising walls between tenancies. We install the listed assembly exactly as it is drawn, using the specified stud gauge, board type and thickness, fastener spacing and layer configuration, and we firestop penetrations with tested systems appropriate to the penetrating item. Shaft wall assemblies are installed from the accessible side where the shaft cannot be entered. Rated work is documented and left accessible for inspection before anything is covered.
Do you take residential work in Culver City as well?
Yes. Beyond commercial interiors we handle single family remodels and additions in neighborhoods such as Carlson Park, Blair Hills and the streets around Culver Boulevard, along with unit work in the mixed use buildings near the Metro station. Much of the residential stock is post war, so we deal with older lath and plaster walls, undersized framing and ceilings textured decades ago. The permit path is the same city process, and we coordinate inspections with the Building Safety Division on those projects too.
