Mold Resistant Drywall Installation in Los Angeles, CA
Mold resistant drywall installation replaces the organic face paper and untreated core that mold feeds on with panels designed to stay clean when they get damp. It is the right answer for bathrooms, laundry rooms, kitchens, garages, and any wall that lives inside the marine layer. Los Angeles Drywall & Framing installs these panels for homeowners in Santa Monica and the South Bay, for property managers dealing with repeat callbacks, and for contractors rebuilding after a leak. What we will not do is sell you a board and call the moisture problem solved, because the board is only half of it.

Wet Area Board Work
Los Angeles, CA
Mold Resistant Board Removes the Food, Not the Water
Gypsum itself is a mineral and does not support growth. The paper facing does, and so do the dust, soap film, and drywall compound that collect on a wall over years. Mold resistant panels attack that by treating the facing and core with fungicidal additives, or by eliminating the paper in favor of a fiberglass mat. Those panels are dramatically harder to colonize, and they buy time when a supply line fails on a Friday night. What they cannot do is stop liquid water from entering the assembly, dry a saturated stud bay, or make a missing pan flashing behave. Chasing a persistent mold complaint with a board upgrade alone ends in a second repair.
The California Building Code draws a hard line at wet areas, and it is a line worth understanding before ordering material. CBC Section 2509 requires the base for wall tile in tub and shower areas, and for wall and ceiling panels within shower areas, to be a coated glass mat water resistant gypsum backing panel per ASTM C1178, a nonasbestos fiber cement backer per ASTM C1288, or a nonasbestos fiber mat reinforced cementitious backer unit per ASTM C1325. The code also states plainly that water resistant gypsum backing board is not to be used over a vapor retarder in a shower compartment, or anywhere with direct water exposure. Section 1210.2 separately requires a smooth, nonabsorbent finish to at least 72 inches above the drain inlet.
Los Angeles adds a climate wrinkle that inland projects never deal with. Coastal properties from Malibu through Playa del Rey and down into Redondo and San Pedro sit in nightly humidity that keeps interior surfaces near dew point for hours, while poorly ventilated bathrooms across the Valley run their own microclimate every morning. We look at exhaust fan capacity and duct routing, at where the vapor retarder sits in the wall, and at whether the cavity can dry in at least one direction, then specify board that fits that assembly. Panel selection is the last decision we make on a wet area scope, not the first one, and owners who have already replaced the same bathroom wall twice tend to understand why.
Paperless, Treated Paper, and Backer Are Not the Same Product
Paperless Glass Mat Panels
Glass mat gypsum panels are covered by ASTM C1658 and use a fiberglass mat embedded in the core in place of paper. With no cellulose on the surface there is very little for mold to eat, and the best of these products score a 10 on ASTM D3273, meaning no detectable growth after the chamber test. They cost more, they need a slightly different finishing approach because the mat texture telegraphs, and they are the panel we recommend anywhere water is a realistic possibility rather than a remote one.
Treated Paper Mold Resistant Board
Treated paper panels keep a conventional paper facing but add fungicidal chemistry to the paper and the core. They finish exactly like standard board, cost far less than glass mat, and score well on D3273 while remaining a paper faced product. We use them across whole houses and apartment turns where the goal is broad resilience against humidity and small incidental leaks rather than protection at one specific wet fixture. They make a sensible default for laundry rooms, garages, utility closets, and bedrooms in coastal properties where the assembly never fully dries out between seasons.
Code Compliant Tile Backer
Behind tile in a tub or shower, mold resistance is not the governing question and the code names the acceptable materials directly. We install coated glass mat water resistant backing panels meeting ASTM C1178, fiber cement board meeting ASTM C1288, or fiber mat reinforced cementitious backer units meeting ASTM C1325, set per the manufacturer instructions and coordinated with whatever waterproofing membrane the tile setter intends to use, so the two systems work together instead of fighting each other. Getting that coordination wrong is how a compliant shower still leaks into the framing.

ASTM D3273 Scoring
D3273 exposes a panel surface to a fungal environment for four weeks and scores the result from 0 to 10, where 10 means undetectable growth and 0 means the surface is covered. It is a comparative laboratory measure of surface resistance, not a warranty against mold appearing in a finished building. ASTM C1177 requires designated substrates to show no more than 20 percent surface coverage under that same method, which gives a useful floor for judging manufacturer claims.
Vapor Strategy Over Product Choice
A wall that traps moisture will eventually fail whatever board is on it. We check where the vapor retarder falls in the assembly, whether the cavity can dry toward the interior or exterior, and how the bathroom actually exhausts to the outside. Where the drying path is blocked we say so in writing before quoting the board, because installing a better panel over a sealed wet cavity only relocates the problem and delays the day someone opens the wall again.

Specifying Board for Wet and Humid Areas
These are the references and details that decide what goes on the wall in a bathroom, a laundry, or a coastal exterior facing partition.
- ASTM D3273
- The four week chamber test for surface mold growth on interior coatings and building materials. Panels are scored 0 through 10, with 10 indicating no detectable growth on the surface at the end of exposure.
- ASTM C1658
- The specification for glass mat gypsum panels, covering interior panels, coreboard and shaftliner, and glass mat water resistant panels intended as a base for ceramic or plastic tile on walls and ceilings.
- ASTM C1178
- Coated glass mat water resistant gypsum backing panel. One of the three materials CBC Section 2509 accepts as the base for wall tile in tub and shower areas and for panels inside shower compartments.
- CBC 1210.2
- Shower compartments and the walls above bathtubs fitted with shower heads must be finished with a smooth, nonabsorbent surface reaching not less than 72 inches above the drain inlet.
- Vapor Retarder Rule
- Water resistant gypsum backing board is not permitted over a vapor retarder in a shower or bathtub compartment, nor where it will see direct water or continuous high humidity. That restriction drives most wet area detailing.
- Fastener Corrosion
- Wet and humid assemblies get corrosion resistant fasteners. A plain phosphate screw in a coastal bathroom bleeds rust through the finish within a season and creates a wick straight into the panel core.
How We Approach Moisture Durable Drywall Work
Whether this is new construction or the second attempt at fixing the same wall, the sequence starts with the water and ends with the board.
Find the Water Source
On a repair, we open enough of the assembly to identify why moisture arrived: a failed pan, a supply leak, condensation on a cold surface, a window path, or shower humidity that never gets exhausted. Replacing board without answering that question guarantees a callback. We photograph what we find so the owner can decide on the plumbing work that comes first.
Dry and Verify the Cavity
Wet framing and wet insulation stay wet behind new board. We remove saturated batts, allow the cavity to dry, and confirm the framing has come down to a stable moisture level before anything is closed up. On larger losses we sequence behind the remediation crew so the drywall scope starts on a genuinely dry substrate rather than sealing moisture into the framing for the next owner to find.
Match Board to Location
Each area gets the panel its exposure justifies. Tile backer inside the shower per the code, glass mat panels for the rest of the wet room and any wall likely to see splash, treated paper board for bedrooms in coastal homes, and standard board where nothing warrants the upgrade. Mixing intelligently keeps the budget in the places that get tested.
Install With the Drying Path Intact
Panels go up with corrosion resistant fasteners, held clear of tubs, pans, and floors, with joints planned so no seam lands in the worst splash zone. Where a vapor retarder is present we keep it continuous and on the correct side of the assembly rather than sandwiching the cavity between two impermeable layers. Penetrations for valves and fixtures are cut tight and sealed.
Finish and Hand Off the Detail
Wet area board gets finished with setting type compound where appropriate, and joints in shower areas are treated per the panel manufacturer instructions rather than by habit. We coordinate the transition to the tile setter or waterproofer so the membrane laps the right way, and we tell the owner plainly what maintenance the assembly needs, starting with running the exhaust fan long enough to matter.
