Drywall and framing contractor rebuilding a home in Altadena, California
Altadena, CA

Drywall Contractor in Altadena, CA

Los Angeles Drywall & Framing serves Altadena, including Janes Village, the Meadows, the blocks around Christmas Tree Lane, and the neighborhoods stretching west of Lake Avenue toward Fair Oaks. Since the Eaton Fire we spend most of our time here on rebuilds: framing new shells, installing ignition resistant sheathing, hanging and finishing drywall, and matching original plaster textures in the bungalows that were spared. Altadena is unincorporated, so permits come from Los Angeles County rather than a city building department. We work to the county approved set and coordinate inspections around it.

Eaton Fire Rebuild

Altadena Rebuilds and the County Permit Path

The Eaton Fire burned more than fourteen thousand acres and destroyed over nine thousand buildings, the bulk of them in Altadena. Recovery started slowly. Roughly five months after the fire only fifteen building permits had been issued to Altadena homeowners, and even a year later the number of finished homes was still in the low dozens against nearly six thousand badly damaged or destroyed properties. Permit issuance climbed sharply through late 2025, with more than a thousand homes under construction and hundreds more holding issued permits by the spring of 2026. What that means on the ground is that framing and drywall crews are now in demand block by block rather than scattered.

Because Altadena is unincorporated territory, there is no city hall to walk into. Building permits are issued by the Los Angeles County Department of Public Works, Building and Safety, and the county set up a dedicated Altadena One Stop Permit Center at 464 West Woodbury Road so residents are not driving to a regional office. County supervisors later consolidated the review agencies working out of that center into a single permitting authority for residential rebuilds, which cut down on the number of separate desks a set has to clear. This is a genuinely different process from the one a Pacific Palisades homeowner goes through, with different forms, different fee structures and different inspectors.

Altadena's housing stock is why the rebuild has felt so personal. The town filled in through the 1910s, 1920s and the postwar years with Craftsman bungalows, Spanish Colonial Revival cottages, Tudor influenced homes and modest ranch houses, many of them still carrying original lath and plaster, picture rails, coved ceilings and built in casework. Areas like Janes Village were laid out as coherent tracts of small period cottages, and neighbors there care what the block looks like when it comes back. Rebuilding a period exterior over a code compliant modern envelope takes planning: the massing, roof pitch and trim profiles can be honored while the wall assembly underneath is entirely current.

For homes that survived, the work is different again. Smoke pushed deep into wall cavities and attics across neighborhoods that never lost a structure, and plaster that had been stable for eighty years cracked from heat and from the pressure of remediation. We remove damaged plaster back to sound lath or framing, correct any bowed or split members, and reinstall with gypsum board that finishes flush to the surrounding original surface. Matching a hand troweled sand finish or a skip trowel from the 1920s is a hand skill rather than a product choice, and we prepare sample boards on site before committing to a room. Daylight through the original windows will show any difference.

Building in Altadena

Building Conditions in Altadena

Unincorporated status, a foothill fire hazard designation and a century old housing stock combine here in a way they do not anywhere else in the county.

County Jurisdiction
Altadena has no municipal government. Plan review, permitting and inspection all run through the Los Angeles County Department of Public Works, Building and Safety, with rebuild applications handled at the Altadena One Stop Permit Center on West Woodbury Road.
Unified Rebuild Authority
The county consolidated the agencies reviewing residential rebuilds into a single permitting authority operating from that center, so fire, public health, planning and building comments arrive together rather than in sequence from separate departments.
Title 24 Part 7
The California Wildland-Urban Interface Code took effect for applications filed on or after January 1, 2026. It carries forward ignition resistant siding, Class A roof coverings and ember resistant venting for construction in high fire hazard territory.
Foothill Fire Exposure
Altadena sits directly against the Angeles National Forest and the San Gabriel front. Wind driven ember attack, not a flame front, destroyed most of what was lost, which is why vent, eave and wall detailing is scrutinized now.
Lath And Plaster
Pre war houses here were built with wood lath and three coat plaster over full dimension framing. Transitions between original plaster and new gypsum board need furring and a float coat to land flat rather than a taped butt joint.
Period Character
Tracts such as Janes Village were designed as unified groups of 1920s cottages. Rebuilt elevations are often expected to read as they did before, so trim depth, porch framing and window proportions get framed with the finish detail in mind.

The Work We Run in Altadena

Ground Up Rebuild Framing

On a cleared Altadena lot we take the shell from foundation to dried in. That covers exterior bearing walls, interior partitions, floor framing, roof framing coordination, blocking for cabinetry and fixtures, and the exterior sheathing layer that the fire code requires. County inspections for framing and shear happen at defined points, so we leave connections, straps and nailing exposed and legible until they are signed off. Altadena rebuild plans tend toward one and two story houses with real porches and dormers, which means more cut framing than a tract build.

Fire Code Exterior Assemblies

The ignition resistant layer is the part of an Altadena rebuild that most affects our scope. We install exterior gypsum and glass mat sheathing as the tested substrate behind stucco, fiber cement or wood look siding, and we install lath and base coat where a stucco exterior is specified. Eave enclosures, soffit framing and vent blocking are framed so the ember resistant products called out on the plans have a solid, continuous surface to land on. Where the drawings cite a listed one hour assembly, we build it as listed.

Plaster Repair in Standing Homes

Houses that did not burn still needed work. We handle selective demolition of smoke saturated plaster, replacement of insulation in opened cavities, repair of split or charred framing members under an engineer's direction, and reinstallation with gypsum board shimmed to meet the original wall plane. The finish is the hard part. Original Altadena walls carry sand float, skip trowel and light stipple textures applied by hand, and each one has to be reproduced by hand to disappear. We mock up the match, get it approved, and only then finish the room.

Common Questions

Altadena Rebuild Questions

Where do I get a building permit in Altadena?
From Los Angeles County, not from a city. Altadena is unincorporated, which means the Los Angeles County Department of Public Works, Building and Safety issues your permit and performs your inspections. Rebuild applications are handled at the Altadena One Stop Permit Center at 464 West Woodbury Road, where the reviewing agencies were consolidated into one permitting authority for residential rebuilds. If you have talked with neighbors in Pacific Palisades about their experience, expect a different process, different paperwork and a different inspection schedule, even though the fire code obligations are similar.
How far along is the Altadena rebuild now?
Slower than anyone wanted at the start, and much faster now. It took close to three months for the first Eaton Fire rebuild permit to be approved, and roughly fifteen permits had been issued five months after the fire. Permit issuance then climbed steeply, and by early 2026 more than a thousand Altadena homes were under construction with hundreds more holding issued permits, though completed houses were still counted in the dozens. Framing and finish trades are booked block by block, so scheduling early matters more than it did a year ago.
Can a rebuilt house still look like the original bungalow?
In most cases yes. The wildfire code governs materials and assemblies, not architectural style, so a Craftsman porch, deep overhangs, exposed rafter tails and period trim can be reproduced as long as the underlying assemblies comply. The usual approach is a modern ignition resistant wall behind traditional proportions, with vent products and enclosed eave details selected to read correctly from the street. In tracts like Janes Village this matters to the whole block, and it is worth resolving during design rather than in the field.
How do you match old plaster texture in an Altadena home?
By hand, on site, with samples. Homes here were finished with three coat plaster over wood lath, and the surface texture came from a trowel rather than a spray rig, so no stock texture setting reproduces it. We build up the patch to the original wall plane using furring where the lath was thicker than modern board, then work the finish coat with the same motion the original plasterer used. We prepare a sample area, view it under the room's own light, and adjust before finishing the rest.
Do you work with the structural engineer on a county rebuild?
Yes. County reviewed rebuild sets carry a full structural package with shear wall schedules, anchor and hold down callouts, nailing specifications and header sizes tied to the specific lot and soil report. We frame from those drawings and hold framing open until the county inspector has verified the connections. If field conditions do not match the drawings, we stop and route it back to the engineer for a written revision. Nothing structural gets resolved informally on site, because the inspection record has to line up with the approved set.
Do you serve the surrounding foothill communities as well?
Yes. Alongside Altadena we work in Pasadena, Sierra Madre, La Canada Flintridge, La Crescenta and Montrose, which share the same San Gabriel foothill exposure and much of the same period housing stock. Several of those communities fall under different permit authorities, and we adjust our inspection coordination accordingly. If your project spans jurisdictions, or you are comparing what a rebuild involves in one town versus another, we can walk you through what changes and what stays the same before you commit.
