Drywall and framing contractor serving Manhattan Beach, California
Manhattan Beach, CA

Drywall Contractor in Manhattan Beach, CA

Los Angeles Drywall & Framing builds throughout Manhattan Beach, from the walk streets of the Sand Section up into the Hill Section, the Tree Section, and the flatter blocks of East Manhattan. Almost everything here is a three story house on a small lot, a block or two from salt water, permitted by a city that runs its own building department and its own Local Coastal Program. That combination changes materials, sequencing, and site logistics on every job. We work under CA License #1141917.

Small Lots, Tall Houses, and Salt Air

The defining constraint in Manhattan Beach is the lot. Many walk street parcels measure thirty feet by ninety feet, a total of 2,700 square feet, and the house has to fit inside that footprint while satisfying setbacks, lot coverage, and a buildable floor area cap. The city's zoning code sets maximum buildable floor area by multiplying lot area against a floor area factor from the residential district tables, and much of the Sand Section is held to a thirty foot height limit. Owners respond by going up three stories and using every inch, so interior walls are short on tolerance and there is no room for a sloppy layout.

Salt air is the second constraint, and it is not a talking point. Prevailing onshore wind carries chloride laden moisture inland every day, and chloride attacks the zinc coating on steel long before it touches the base metal. When we specify steel framing near the water, we use studs and track carrying a G90 hot dip galvanized coating under ASTM A653, which puts roughly 0.90 ounces of zinc per square foot across both surfaces, about one and a half times the coating on standard G60 stock. Connectors and straps in exposed conditions get hot dip galvanized to the same designation, and we use stainless or hot dip fasteners rather than mixing metals in a salty cavity.

Because the entire western half of the city lies within the Coastal Zone, projects there need a coastal permit unless a specific exemption or exclusion applies, and the city reviews them against its certified Local Coastal Program. That review sits ahead of building permit issuance and adds real time. Interior only scopes are usually simpler, but the moment an opening changes on an exterior elevation the conversation shifts. We plan start dates around where a project actually sits in that process.

The housing stock itself runs in two layers. Original 1940s and 1950s beach cottages still stand on some walk streets, most of them small, single story, and framed with full dimension lumber over raised foundations. Around and above them sit the replacement houses of the last thirty years: three levels, roof decks, elevators in some cases, and open plans with long ceiling spans. Remodeling the older stock means settled framing, out of plane walls, and moisture damage low on exterior walls. The newer stock means tall wall framing, dead flat ceilings, and finish tolerances that hold up in a house full of glass.

Building in Manhattan Beach

What Coastal Construction Here Requires

An independent building department, a certified coastal program, tiny lots, and constant chloride exposure set the rules for every project in town.

City Building Department
Manhattan Beach issues and inspects its own permits through the Building and Safety Division inside Community Development, separate from Los Angeles County. Planning reviews the same project against zoning and the Local Coastal Program.
Coastal Permit
Projects inside the city's Coastal Zone need a coastal permit unless exempted or excluded. That review runs against the certified Local Coastal Program and happens before a building permit can issue, so it belongs in the schedule from day one.
Salt Air Corrosion
Chloride carried on the onshore breeze corrodes ordinary galvanized steel. Framing, connectors, and fasteners near the water get G90 coating under ASTM A653 or better, and dissimilar metals are kept apart inside wall cavities.
Moisture Management
High humidity, wind driven rain, and sand make wet exterior walls a routine condition. Mold resistant gypsum, glass mat sheathing behind cladding, and properly lapped weather barriers do more here than in an inland city.
Height and Floor Area
Buildable floor area is calculated from lot area times a floor area factor set by the residential district tables, and much of the Sand Section is capped near thirty feet in height. Wall thickness and soffit depth affect what is left inside.
Walk Street Access
Sand Section houses on walk streets have no vehicle frontage. Board, steel, and debris move by hand down a pedestrian lane, which changes crew size, sheet size, and how deliveries get scheduled.

Manhattan Beach Projects We Take On

Three Story Walk Street Homes

A tall house on a small lot compounds every small error. We frame with a survey and control lines rather than by eye, because a stud wall a quarter inch out on the ground floor is an inch out by the time it reaches the roof deck. Stairwells and elevator shafts get laid out first, since they are the least forgiving dimensions in the plan. Ceilings on open levels take metal framed grids or hat channel to hold a plane across a long span. Glass on three sides means daylight rakes across every wall, so the taping standard runs higher than inland houses need.

Moisture and Corrosion Resistant Assemblies

Near the shoreline we build wall assemblies for the environment rather than for a generic spec. Bathrooms, laundry rooms, and any wall taking splash or persistent humidity get mold resistant gypsum instead of standard board. Exterior walls under stucco or cladding get glass mat sheathing that will not turn to pulp if it sits wet during construction. Metal framing carries a G90 coating, connectors are hot dip galvanized, and fasteners are chosen to sit compatibly with what they contact. We detail deck to wall transitions with the waterproofer, because that joint is where coastal houses fail first.

Cottage Remodels and Additions

The surviving 1940s and 1950s beach cottages come with their own list. Full dimension studs that are not on a modern layout, plaster or early gypsum board over furring, foundations that have settled unevenly, and rot at the base of exterior walls where sand and water have collected for decades. We open enough wall to see what is there before pricing the finish, replace compromised framing, and furr walls back into plane. Where an addition goes on, we match ceiling heights and wall thickness so the transition reads as one house.

Common Questions

Manhattan Beach Drywall Questions

Do I need a coastal permit for my remodel?
It depends on where the property sits and what the work involves. Projects located inside the city's Coastal Zone require a coastal permit unless a specific exemption or exclusion applies, and the city checks the proposal against its certified Local Coastal Program. Interior work that does not change the exterior envelope, height, or floor area is often the simplest case, while anything altering elevations, adding area, or affecting views usually is not. City planning staff can confirm the status of a specific address, and it is worth asking early.
Why does steel framing near the beach need G90 galvanizing?
Because the coating is what protects the steel, and salt eats coating. A G90 designation under ASTM A653 means about 0.90 ounces of zinc per square foot of sheet across both faces, roughly one and a half times the zinc on common G60 material. That extra thickness buys years in an environment where chloride lands on every surface daily, and codes call for hot dip galvanized connectors meeting G90 in saltwater environments for the same reason. We also avoid pairing incompatible metals inside a cavity.
How do you get materials to a walk street house?
By hand, and with planning. Walk street lots have no driveway or street frontage on the pedestrian side, so board, steel, insulation, and debris all travel the lane on foot or on carts. We size the crew for the carry, sometimes choose shorter sheets to make corners and stairs manageable, and schedule deliveries so the truck occupies the nearest legal parking for the shortest possible time. Debris goes out the same way. This is normal here, but it is worth pricing honestly rather than discovering it on the first morning.
What drywall should be used in a beach house bathroom?
Mold resistant gypsum with a treated core and coated facers, not standard board and not old style green board as a default. Behind tile in a shower, a cement backer or a tested waterproof membrane is the right call rather than any paper faced product. Coastal humidity keeps surfaces damp longer than inland, so ventilation matters as much as the board. We install what the assembly calls for and coordinate with the tile setter so nobody is guessing about who covers which layer.
Can you match a plaster ceiling in an older Sand Section cottage?
Usually. First we determine what the ceiling actually is, since 1940s and 1950s beach houses here may have lath and plaster, early gypsum board with a plaster skim, or a later texture applied over both. Then we check whether the substrate is still sound, because a ceiling that has taken decades of moisture may need furring or replacement rather than patching. Once it is stable we replicate the texture on a sample board for approval. Feathering a wide transition matters more overhead than on walls because raking light shows every ridge.
Are you licensed and insured for work in Manhattan Beach?
Yes. Los Angeles Drywall & Framing holds California Contractor License #1141917 and carries general liability and workers compensation insurance. We provide certificates naming the homeowner, architect, or general contractor as required, and we work within the city's permitted construction hours and noise rules.
